Just to let you all know that after a year of complete peace and quiet and timed just before Christmas my fiance has today received a letter from Drydens from same employee who worked for Hammonds. Very boringly the letter is exactly the same as the bog standard first letter that goes out (yawn) and so my fiance has responded very boringly in check your correspondence, oh and by the way your 12 years is up in about 6 months time so unless you've got anything else to say please don't keep in touch, you're not on our Christmas Card list! Watch this space ....

Don't forget if you had an endowment mortgage and you defaulted on the endowment payments earlier than on the mortgage interest element the 12 years could even be up (subject to the Terms & Conditions).

Hi Mark,

Well he did have an endowment mortgage but he didn't leave the flat until 1992 - his memory is very vague from what exactly happened, but all advice greatly appreciated.

I'll let you know what happens.
