PLZ HELP URGENT - Can i obtain a mortgage with a large deposit even though i have bad credit???

Hi There.

I will be homeless in 4 weeks. I have 10-13k towards buying a home, hopefully in the 30k region.

However i have current CCJs (which i'm not paying) and other credit arrears. I have no bad credit associated with a property and i'm not or never have been a homeowner.

I can put down a deposit of atleast 10,000 on a 30,000 pound property. Will a lender help me even though i have CCJs in effect and pending? Can these CCJs make a claim against a property that i buy (if i can buy)?

You may qaulify for a loan depending on your credit score. We can work a loan for people with a FICO (Credit Score) of 500 and above. 500 is pretty bad but there is not a lender that does loans under 500 in America today. Forget the other answer, unless you live in America of course.

My advice is simple. Go and see a FULLY independant financial advisor - local estate agents should be able to point you in the right direction. These people are not linked to any major lender and most will give fully impartial advice. Be totally honest with them and they may be able to help.

You say you are not a home owner,is the landlord being repossesed,you may have some rights but only for a short period.If it is not you concerned with the repossession you do not have a problem.Independant financial advisors and estate agent are not usually very good at subprime markets as they usualy deal only with the high st.Suggestions trey the high st first get a copy of your experian credit file there may be errors on it.Try my site with this site owners permission www.mortgage-refused.co.uk
