How Long?

When working on, or having work done on your home, give some consideration to how long the improvement will last. Building materials have different life spans and the cost and effort involved should be considered in relation to the life span of the project. While some home improvements seem expensive, they may only have to be done once in the life of the building.

For instance: Asphalt roofing typically lasts 20 years, while metal or slate is good for 50 or more years. Gutters are good for 20 to 30 years, if maintained. Exterior paint may last only a few years -- 10 at the outside. Vinyl siding will go about 45 years, so divide by paint jobs and compare the difference. Brick, stucco and ceramic tile should last the life of the building. Wood siding, if properly maintained, should also last the life of the building.

While home improvements can be expensive, when considering life cost, spending a little more upfront might be the best value.
