farm in Tennessee for sale

Hello I have for sale a 30 acre farm in East Tennessee, Hancock County. It is 5 miles from Sneedville, about 20 miles from Morristown and about 80 miles Northeast of Knoxville in the small community of Treadway. The house is 24x44 and has a full basement, with 12x44 covered porch. It is 5 years old with a spectacular view of the mountains from the porch. It has floor trusses, so no support post in the basement. The basement is partially finished and heated, both the house and basement have thermostat controlled propane heaters. Currently there two bedrooms, but with a full basement you could have what ever you needed. The house has a water well and submersible pump, but there is a year round stream on the property. The taxes are $250 and there are no zoning laws or building permits needed to build. On the outside there is a mature apple orchard with about 20 trees and a large garden. Also there are 2 outbuildings, one is a workshop and the other is ½ chicken coop and ½ garden shed. The price has been reduced to $74,900. I haven't on this board for a long time, and maybe I'm unclear on it's purpose, but for God's sake HOW MANY TIMES ARE YOU GOING TO POST THIS???? Every week or two you post the exact same thing. Once was plenty. Try a real estate agent if you want to get the place sold.

shakeytails - give Don a break! Maybe you aren't in the market to buy, but a lot of folks on this forum are, and appreciate knowing about places like this. If you aren't interested, skip reading it over and over!

Don - are you interested in selling, so you can buy elsewhere or just selling to get out from under? Just curious because I sometimes think of trading mine.

I guess the reason it irritates me is that when someone does have a question about the place, he never bothers to respond, at least not on the forum anyway. I checked the archives, and it's been posted SIX times since March 15. (No, I don't have anything better to do right now, it's raining and yucky out-LOL) I could be wrong, but I don't believe he's a forum contributor, either. It seems he's just using the board as a classified listing for his farm for sale.

I must jump in here in defense of Don. I don't get to check out the forum as often as I once did and came across the post he had on here last week. I dropped him a line to inqire about his farm and he e- mailed me right away with pictures of the place even though I told him up front that we are not quite ready to buy just yet. I was merely curious about the area.

It appears to be a very nice piece of land. Secluded, with beautiful views of the mountains.I sure wish we were a bit closer to retirement. We would be very interested in it.

I too, had responded to Don about the land and received a very prompt email. I smile every time I see the post. If I don't feel like reading it, then I skip over it. Just because someone doesn't post all the time, doesn't mean that they are not active with the forum. I read all the post everyday, but seldom post a question or answer. The reason being if I have a question, I usually find my answer in the archives. Being new to all of this, I usually let the more experienced persons answer unless I have a different way that has worked for me that they are not mentioning. Just because he doesn't post very often, does not mean that he is not active. Just my two cents. Lisa B.

Running a risk here, but I agree with shakeytails. Don, have you tried the Tennessee realtors? Or some of the Knoxville elite? Lots of folks want to move away from the city and 80 miles is a heck of a commute but some people don't mind. Good Luck with your property, but I've seen the post...

Maybe he just wanted to give a homesteader the chance to buy it without the realtors being involved... People do come and go on here. Maybe sometime when he posts it the "right" person might see it, and be thrilled to have the opportunity.

When you list with a realtor you have to pay a pretty hefty amount of the sale to the realtor. Perhaps Don does not wish to list it with a realtor because he needs all his equity. Perhaps he is giving someone a shot at it who will appreciate a homestead. Perhaps it is no ones business why he lists it here. Best of luck Don!

Hmm...first time I've ever seen his post myself! But I don't read the forum everyday. Heck, I think it's great he's trying to sell his farm here, after all, for anyone looking, wouldn't you rather buy YOUR new dream from someone on here versus someone who just wants to make a buck?
