Ex wife still in matrononial home, does not pay rent or services

Recently divorced, absolute just come through. No settlement as nothing with each of us. Ex-wife still in matrononial which is flat belonging to my niece. Never paid rent, just covered service charges. I am still paying all service payments. My niece want ex-wife and 18 year old ex-step-daughter out of property. What are the chances of successful eviction, approximate costs and length of time for legal process. All the furnature within property belongs to me prior to the marriage. Marriage only lasted just over three years, ex-wife had divorce papers ready to use after year two of marriage. E-wife's solicitor has advised her to stay put in property. HELP PLEASE !!!
